Asphalt Shingle Roof Covering
Having a well ventilated attic space that helps to keep air flow through the attic space also has the added benefit of prolonging the asphalt shingle usable life span as a roof covering.
Through out time the sun, heat and cold, and the elements beat up the shingles. Controlling the underneath temperature with a well ventilated attic space is highly recommended.
This picture is showing signs of the asphalt shingles wear and tear as the granules are loosening and falling to collect in the gutter. Indications the roof covering life span may be nearing it's usable life.
Every property is different and unique as to how the roofs are constructed and how accessible they are for a roof inspection. The home inspector shall assess for safety first and may inspect the roof from ground level, or by a ladder at the eaves or within arms length while walking on top of the roof. What the inspector will be looking for is to identify what the roof covering material is, what defects may be present, if the installation of the roof covering material is correct. The home inspector will also inspect the gutters, downspouts, vents, flashing, skylights, chimney, roof penetrations on the roof. The inspector will observe for any indications of active roof leaks that may need to corrected.
